Nobody controls Google. A guarantee is either meaningless, hedged to worthless keywords, or a sign the agency is comfortable saying things it cannot support.
They own your accounts
Your Google Ads account, Google Business Profile, domain and analytics should be in your name with the agency granted access. Agencies that hold these as leverage are common, and the cost surfaces only at exit.
Reporting is a screenshot of impressions
A monthly report full of impressions, reach and ranking positions, with no line connecting to booked jobs, is a report designed to be unfalsifiable.
No named point of contact
If nobody is accountable by name, nobody is accountable.
The proposal is identical to the one they sent a plumber
Boilerplate is easy to spot: no reference to your service area, your seasonality, your ticket size or your capacity. An agency that has not looked at your business before pitching will not look at it after signing.
